The 101 ideas presented in this book come from many sources. Some were
gleaned from discussions with fellow real estate agents and some
from my extensive reading of real estate books. Many I dreamed up
in the shower, while dozing off to sleep, or on long-haul flights.
Most have been tested on my properties then modified, adapted, refined,
and tried once more.

When
renovating houses flats etc; with flat boring roofs or need of reroofing
it is quite easy to change the roof pitch to a curved roof with corrugated
steel.Keep the radius 10m or more and you wont pay curving costs flat sheet
can be used then reep in the capital gains. |

Hi,
Dolf. Here are two things we do to improve properties with very little money.
Replace old and old fashion tap ware in the bathroom and kitchen. We replace
it usually with stainless steel taps, they never seem to date and cost only
$50.00AUS a set. It helps modernise those areas. We also change the handles
on the bathroom and kitchen cupboards from what seems to be cheap plastic
most times to quality stainless steel. When you buy them in bulk they usually

Plant
trees all over the property! Trees look good, can stop people 'looking
in' from the street, can provide a sound barrier, and if your land is
large enough and you plant enough trees, then it can be worth something
too.

We
removed old switchplates and outlet covers in our rentals, and replaced
them with new ones. The new, clean look quickly and inexpensively updates
the look of the rooms. Plus, the light switches are the first thing folks
reach for when they walk into a room.

I'm
a realtor here in Orlando and have several family members in the business
including a custom builder. We like to take the drop ceiling out of the
kitchens and put in skylights or nice light fixtures with ceiling fans.
Here in the South a kitchen just gets to hot without a fan. This can be
done very cheaply because it's mostly drywall and mud costs. But watch
out for the insulation from the attic, it can make a horrible mess. You
may want a cleaning crew after.

lights along the path from the street to the front door - makes the place
look special at night. We did this, and it is the talk of the whole street.

quick easy add-on I've used is to add exhaust fans to the bathrooms. Most
older houses do not have fans in the bathrooms. I really enjoyed the website.

Having
been to NYC recently, I noticed a lot of buildings sell advertising space
on the sides of the buildings. Some of these are quite large and sport
name brand advertisments. I would imagine that is a very prosperous, value
enhancing way of maximizing the passive income of your investment. Very
informative books Dolf! Keep them coming.
